Age of the roof
No roof can last forever. Even the strongest roofing material will have to be replaced eventually. That said, if your roof is less than ten years old, it isn't likely to have suffered severe wear and tear that'll necessitate a replacement.
However, if your 30-year-old roof is springing a leak now and then, a replacement might be due.
Difference in cost
Most repairs will cost less than a replacement. However, if a roofing expert gives you a repair estimate and the difference in cost between a patch and a replacement isn't considerable, it's smarter to go for a replacement as you'll get more value for your money.
Also, if your roof needs repairs frequently, the costs will add up and equal that of a replacement. In such instances, a replacement is a more thoughtful decision. A new roof will get you another 30 years of solid protection rather than having to deal with another repair a few months down the line.
Extent of damage
If the problem is minor roof damage such as a leak from a single spot, then getting a replacement is over the top. A roofing contractor can quickly fix the issue before it worsens.
However, if you're battling leaks from several spots or have several shingles missing, you may be looking at a significant structural issue. In such instances, have a roofing expert do an inspection and replace the entire roof.
If aesthetics are a big thing for you, then you probably should go for a replacement. Most time, roofing contractors won't find the exact shingle match, leaving a visually apparent mismatched roof.
Even if the contractor manages to get a precise fit, the old shingles are faded, and the new shingles can easily be picked out.
